2147 Washington Street is a mixed-use Passive House certified residential building in Boston’s Nubian Square neighborhood. The project not only incorporates a high level of sustainability and energy-efficiency strategies but will also serve to strengthen the community by offering a mix of affordable rental and market-rate for-sale units in addition to more than 10,000sf of retail, cafe/ restaurant, and artist/ maker space.

Led by the design team and co-developer D/R/E/A/M Collaborative, Linnean joins a number of equitable and diverse organizations as the lead Passive House consultant of the project, striving to raise the bar of economic development within the city of Boston. Working closely with the design team, Linnean developed a comprehensive energy model to help guide the design of systems such as a robust and air-tight thermal envelope and high-efficiency mechanical systems.

The project was PHIUS Design Certified in September of 2022 and earned final certification in May 2026.
