118 Prospect Street is a Net Zero Ready building pursuing Passive House certification in support of the City of Somerville’s Climate Forward plan, a strategic plan for reaching net-zero emissions. Under the PHIUS 2021 program, the 29-unit multi-family development incorporates high-efficiency HVAC systems along with an incredibly air-tight thermal envelope. 

As the project’s Certified Passive House Consultant (CPHC), Linnean worked closely with the design team and ownership to provide technical guidance throughout the design process, along with the WUFI energy modeling required by PHIUS. In addition to leading the PHIUS certification process, Linnean also assisted ownership with sourcing and filing available incentives for high-performing buildings.

The project was Phius Design Certified in August of 2021 and expects to achieve full Phius certification upon completion in 2026.
